Every number below is from a real campaign. Properties and clients are anonymized. Interested means a business replied, confirmed interest in the specific space, and was handed to the owner or broker as a live thread.
Retail center, Ohio
Multi-tenant center, several vacancies. 110 interested tenants in the first two weeks. The broker's reply after week three: "guys, you can stop sending me leads - we have more than we can work right now."
Retail corner suite, 1,300 SF, western Colorado
Signalized corner, two months free rent and $5,000 toward build-out. 634 contacted, 48 replies (7.6 percent), 18 interested. Two walkthroughs requested in week one. Interested businesses: a med spa, a tax office, two salons, a specialty food shop, an insurance agency. Campaign completed; batch 2 to the next ring out in progress.
Freestanding retail, 3,116 SF, south Texas border market
Hard corner, $100,000 tenant improvement allowance, offered for lease for the first time. 523 contacted, 26 replies, 9 interested. One from a restaurant group three cities away that expands when handed a corner. Replies from Mexico-side operators looking at a US location.
Industrial, 15,000 to 105,000 SF with yard, Texas coast
480V three-phase, 19 overhead doors, fenced yard, four miles from the port. 1,986 contacted, 47 replies, 3 qualified at the asking rent. The read: most operators who asked for numbers stopped at $8.50 to $9.00 per SF NNN. The owner repriced to $5 NNN, stated as $8,300 a month for 20,000 SF, and relaunched to a fresh list of 2,045.
Shop and yard spaces, 2,000 to 4,500 SF, mountain Colorado
Three industrial units in a small town. Campaign 1: 767 contacted, 26 replies, 3 interested. Batch 2 to the wider region: 861 contacted, 22 replies, one fabrication shop closed on a unit, three live. The read: $5,200 a month was the ceiling for most local shops, surfaced in the replies and passed to the owner before the second touch.
Six retail suites, multi-tenant center, Pennsylvania
Broker client. Six suites from 1,200 to 4,000 SF. First two weeks: 447 contacted, 18 replies, 6 interested, including a sauce company, a craft retailer, a wellness clinic, a dessert shop and an antique mall that countered on rent. One suite leased by the broker during the campaign; the campaign for that suite kept running and redirected replies to the other five.
What the numbers say
- Reply rates: 2 to 8 percent of contacted, depending on the space and the rent.
- Interested: 10 to 35 percent of replies after a person reads them. Software tags run roughly double that and are wrong about a third of the time.
- Time to first interested reply: 2 to 9 days from launch.
- The most common reason a campaign under-produces is rent, and the replies say so in the tenant's own words within two weeks.

Are these real?
Yes. Every campaign above has a weekly report behind it with the threads. Clients and properties are anonymized because the threads are theirs.
Why are some campaigns 3 interested and others 110?
Space, rent and market. A small shop at the top of the local rent range in a mountain town produces single digits. A retail center with several suites in a dense trade area produces dozens. Both are reported the same way.
